Tenants invited for ‘flagship’ regenerative farming opportunity

The Duchy of Cornwall is seeking a long-term tenant for Monkhall Farm, a productive arable holding in Callow, near Hereford.

Extending to around 900 acres, Monkhall Farm presents a rare opportunity to establish a large-scale regenerative farming business over a 25-year tenancy, which it says will provide the long-term security needed to invest in soil health, biodiversity and overall resilience.

With a goal of reaching net zero across its communities by the end of 2032, the Duchy sees regenerative farming as a foundation of the future of British agriculture, supporting resilient and profitable businesses while improving soil health and biodiversity.

At Monkhall, the aim is to identify a tenant who is focused on enhancing the natural environment and reducing reliance on external inputs, while also delivering a commercially successful farming operation.

The farm is ring-fenced and benefits from modern infrastructure, including irrigation across much of the holding, a 3,600-tonne potato cold store and a four-bedroom farmhouse currently being created through the conversion of the Duchy’s Hereford office. Approximately two-thirds of the land is Grade 2, and the farm has historically supported potato and combinable crop production.

The opportunity reflects the Duchy’s growing focus on regenerative farming, with the incoming tenant expected to adopt practices that support nature recovery, improve soil health and build long-term resilience.

The farm will be let on the new Duchy of Cornwall Regenerative Farm Business Tenancy (rFBT), which will launch at Groundswell in July.

The tenancy at Monkhall will commence in September 2026, aligning with the reopening of the Government’s Sustainable Farming Incentive (SFI) scheme.

More broadly, it reflects the Duchy’s long-term commitment to managing land in a sustainable and resilient way that delivers for agriculture, nature, climate and rural communities.

“Complementing our Focus Farm programme, the incoming tenant will play an important role in helping to shape and demonstrate what regenerative farming looks like in practice across our communities.  Through our Farming and Nature programme, the incoming tenant will be supported to trial new approaches, share knowledge and improve outcomes over time. By offering a 25-year tenancy at Monkhall, we are providing the certainty needed for a farmer to invest, adapt and be part of that journey at scale.”

Ceres Rural is supporting the Duchy of Cornwall in identifying a suitable tenant. Prospective applicants are invited to attend one of two viewing days on 8 May 2026 and 13 May 2026, with applications closing at 12 noon on 15 June 2026.
